Available properties are shown only by appointment after review of your preliminary application and an initial screen. Upon viewing a property, if you desire to submit a full application there is a $40 non-refundable processing fee. This involves verifying your income source(s), a (soft) credit report, criminal background check, evictions search and social security verification. Once approved, a non-refundable security deposit is required to hold a property for a limited number of days. Prior to or on move-in day you must pay a full security deposit and first month rent. You must present proof of establishing utility accounts for water and electricity. If home heated by fuel oil or propane, you must also pay for fuel that is currently on site. Upon departure, you are paid for any fuel you leave behind upon verification you have paid the fuel supplier in full with no outstanding balance. We rent on a "first-come, first-serve" basis.

Our general guideline is for an applicant to have verifiable and stable after-tax Income(s) (from employment of 1 or more years with the same employer) and/or fixed or retirement income sources that combine to at least equal Three Times (3x's) the monthly rental Rate.
No Prior Evictions or judgement related to Rental or Problems with Current or Prior Landlord(s). Any prior bankruptcy filing less than 10 years ago must be disclosed.Reasonable Credit Score. The higher the better, limited delinquencies.Good record with law enforcement. Background checks are initially run and periodically checked for current residents. Security Deposits cannot be used for rent payments and are returned if the property is rented for one year, we are given a 30 day notice of your departure and the property is returned clean and clear and in the same condition as rented considering normal "wear and tear". We believe in Win-Win relationships. Residents win by experiencing a fairly-priced, safe, clean and comfortable home provided by a responsible and responsive property manager. We win by having satisfied residents who take care of our property and pay on-time.

Well cared-for pets with no behavior issues are sometimes allowed on a limited* basis. Vaccinations are required. We use a pet screening service that charges separate initial registration and annual renewal fees that are the resident's responsibility. No smelly pets inside the home. No pets without prior approval. We charge $30 per month per inside pet. Pets that become a nuisance are not allowed. Non pet owners or residents with a fully registered/certified service animal are also required to use the pet screening service-however their is no additional fee for this separate service.

We rent smoke and odor-free homes. We do not rent to people who smoke or vape whether inside or outside the home or their guests. We periodically inspect our properties (with adequate notice) and evidence of smoking or vaping odors may result in an immediate increase in rent and/or security deposit to cover the expenses for deep cleaning or damages. Similar to most policies in a hotel or short-term rental arrangement for non-smoking rooms.
We have a Zero Tolerance Policy on Illegal Drugs. We do not tolerate illegal drug usage by anyone on the premises. Non-compliance will result in immediate eviction.
